LotPencil Privacy Policy

LotPencil is a product of Kavanagh LLC It is built local-first: the underwriting engine runs entirely on your device, and no server of ours ever receives, processes, or stores your deal data. The few network requests that do exist are listed here in full.

The web app (lotpencil.com/app)

• All analyses are computed in your browser. Your inputs — addresses, prices, bids, saved deals, branding, license state — are stored in your browser's local storage on your device. The backup/restore feature writes and reads a file on your device; nothing is uploaded. The one exception is Pro cross-device sync, described below.
• Looking up an address queries the public LA County parcel API (public.gis.lacounty.gov) for that address and nearby recorded sales.
• Free-tier counter. On the free plan, each analysis sends an empty request to our license server (license.lotpencil.com) so the monthly limit can't be reset by clearing your browser. It contains no deal data and no address. Our server keeps a salted hash of your IP address with a count for the current month, which is deleted automatically after 40 days. Pro users send nothing.
• License activation. Activating or validating a Pro key sends the key and a device label to license.lotpencil.com. No deal data accompanies it. We store the key's status and up to five device identifiers so the key can be used on your own devices.
• Pro cross-device sync. With an active Pro key, your saved-deal pipeline and report branding are also stored on our license server (license.lotpencil.com, on Cloudflare), keyed to your license key, so every device where the key is active shows the same pipeline. This is the only time deal data leaves your browser. It is deleted when a purchase is refunded, expires automatically 400 days after the last change, and we will delete it on request at sales@lotpencil.com. Free-tier users sync nothing.
• Crash reports. If the app hits an internal error, it sends the error message, the code location, the page path, and the app version to license.lotpencil.com so we can fix it — never your inputs, addresses, or license key. These logs are kept for a few days.
• The optional image-analysis feature sends the images you choose, using the API key you supply, directly from your browser to Anthropic's API. We never see the images or your key.

Purchases

• Payments are processed by Stripe on Stripe's own checkout pages under the name Kavanagh LLC; we never see or store card numbers. See Stripe's privacy policy.
• After a purchase, Stripe notifies our license server with the purchase details (your email address, a Stripe customer and subscription identifier) so we can issue and later revoke your license key. That record lives in our license database (Cloudflare) for as long as your license exists, plus whatever Stripe retains under its own policy.

The browser extension

• The extension collects no data whatsoever. It has no analytics, no tracking, and no server communication of its own.
• It runs only on Zillow and Redfin listing pages, where it adds an "Analyze in LotPencil" button. When you click the button — or the extension's toolbar icon — it reads the listing's address and asking price from the page you are viewing and opens lotpencil.com/app in a new tab with the listing URL and price in the address bar. Nothing happens until you click.
• Clicking the toolbar icon uses Chrome's "activeTab" permission to see the current tab's address and title, only at that moment, only to tell whether you're on a listing. It does not read, store, or transmit your browsing history, personal information, or anything else.

The marketing site (lotpencil.com)

• The marketing pages (not the app) may use Google Analytics and Google Ads conversion tags to measure how visitors find us and whether advertising works. These are standard, cookie-based, and see only that a page or button was used — never anything you type into the app.
• Joining the founder list submits your email through Formspree to our inbox.

What we never do

• No sale or sharing of personal data.
• No trackers, advertising SDKs, or analytics inside the app itself.
• No reading, mining, or sharing of your deal data. Free-tier deals never leave your device. A Pro pipeline that syncs is stored only to hand it back to your other devices; nobody at LotPencil looks at it.
